All contract&#8217;s existing funds are refunded automatically back to its owner who makes this move and just moved contract is set to sleeping state at first. All data is untouched inside the contract and new owner does not need to pay most costly step when creating new contract from zero.<\/li><\/ol>\n\n\n\n<p>Closing and returning back process is a quick way to stop all sale&#8217;s effort for any small reasons. It also costs only fraction of price compared to birth of each new contract (eq Ethereum&#8217;s &#8221;gas&#8221; cost).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Sharing of deposits and other refunds<\/h2>\n\n\n\n<p class=\"has-base-background-color has-background\">Stored deposits sitting there inside sold smart contract will return back to wallets by next rules.<\/p>\n\n\n\n<ol><li><em><strong>When the agreements happen<\/strong><\/em> by both together then <em>home&#8217;s seller will receive 3\/4 of funds and the home&#8217;s buyer 1\/4<\/em> back. If contract is already expired this is still possible.<\/li><li>When <strong><em>none of these situations<\/em><\/strong> above will happen the deposits will stay permanently locked in blockchain and wait the request for refund.
